Position: President/Construction Planning Director
Job Location: Macon, GA

President/Construction Planning Director

This position is responsible for researching and analyzing the potential of development projects, capital improvement projects and new business opportunities and for making recommendations that will optimize the value of the Authority’s non-federal properties and assets. The individual will perform feasibility analysis, create pro forma projections, generate return analyses, and conduct market research. The individual will participate in due diligence efforts to determine financial viability, profitability and appropriateness of construction projects.

Duties and Responsibilities

Researches, analyzes, evaluates and makes recommendations regarding the market, financial, physical, regulatory and political feasibility of capital improvements, development projects, and new business opportunities that support Authority growth initiatives.
Ensures that financial analysis is comprehensive to assist and support the preparation of short and long term strategic plans and activities for the Authority with regard to construction related activity.
Conducts market research to support key assumptions, requiring analysis of historical and competitive market data, assessment of housing supply and demand generators, and consideration of comparable transactions in the marketplace; Analyzes performance of all major transactions and explains significant variances to underwriting when necessary; Supports due diligence process for all transactions (acquisitions and dispositions).
Liaises routinely with internal and external partners to complete feasibility assessment activities.
Prepares and presents project descriptions, pro-forma analyses, and other narrative, financial and graphic material to the executive management team, Authority commissioners, advisory groups, and public officials to obtain approval of proposed projects, and to private developers and other decision-makers when necessary to obtain their participation in proposed projects.
Provides overall direction and leadership to ensure the safe delivery of quality construction projects on-time, within budget, and according to pre-established specifications.

Minimum Qualifications/Requirements

A four-year degree in public or business administration, with major course work in real estate,finance, economics, urban planning, economic/community development, construction or related

Three to four years of related experience in analysis, management or planning of real estate
development projects
Proficient knowledge of Excel required; Yardi/QuickBooks preferred
Valid Georgia driver’s license
Proof of personal auto insurance; acceptable driving record

Desired Skills/Qualifications

Master’s degree
Strong management skills
Strong in oral and written communication
Talent to build rapport with clients
Proficient knowledge of Microsoft Office products
Ability to manage difficult situations
Ability to multi-task in a fast-paced environment
